What this is
This is a free, fully automated tool that compares a Cook County residential property's assessed value against similar nearby properties, using the Cook County Assessor's own public open data. It shows you the comparison and the numbers behind it. That's all it does.
What this is not
- It is not legal advice. This is not a substitute for the advice of an attorney.
- It is not an appraisal. This is not an appraisal and was not developed following the guidelines in the Uniform Standards of Professional Appraisal Practice (USPAP).
- It does not tell you whether to appeal, which argument is strongest, or whether to go to the Assessor or the Board of Review. It presents the information and both options; the conclusions and the choices are entirely yours.
- It does not fill out, generate, or file any appeal form, and it never contacts the Assessor, the Board of Review, or any county official on your behalf.
- Every value it shows is an estimate and an opinion produced automatically from public data. Results are generated fully automatically. No person reviews or adjusts any individual result.

Data & method
Data comes from the Cook County Assessor's datasets on datacatalog.cookcountyil.gov, cached nightly. Comparables are limited to the same neighborhood code and the same class, then ranked by similarity; values are compared as assessed value per square foot.
